Now a days all builders offered club house facilities in own residential projects. Most of these projects are under construction where they offered club house facilities. Builder charged 1 to 3 Lakh club membership charges as well as car parking charges when buyer booked their flat in society.

Buyers already paid for their club membership but they can't use the undeveloped club Espacia.
If buyers delay their payment in under construction apartment then builders charge the penalty @ 18% whereas the builder pays only Rs. 5 per sq. ft. if they delays the apartment delivery not the club house facilities. Builder specified the penalty changes in builder buyer agreement but they not given any penalty to the buyers and said your apartment's super area has increase and you have to pay some amount for that and we will adjust your amount with the penalty charges.
If you are also one of the residents in this type of builder society you need to write to the concerned development authority and mention the issue of club amenities, which is, not provide the builder and they promise in the booking of apartment. If authority not showing the interest you can approach the high court or the consumer court and saying that the builder not providing the club house facilities.
